Frasers Hospitality AEO Assessment Report

Site Readiness: 5.1 · LLM Visibility: 6.5
AI Names Every Fraser Property. It Never Names Frasers for the Category.
Frasers Hospitality runs serviced apartments and hotel residences in more than twenty countries from a Singapore base. In Singapore you hold 202 first-place search positions — but nine in ten visits across your 150 strongest keywords come from people who already typed a Fraser name.
That is the problem in one number. Ask an assistant about Frasers and it answers accurately, citing your own pages. Ask it which serviced apartments suit a family near Orchard Road and it returns a list of rival properties, no Fraser address among them. The buyers who know you find you. The ones deciding never meet you.
This is not a Singapore quirk. Of the hundred highest-volume AI answers worldwide that cite your site, none is an unbranded question about where to stay — they are destination guides. Your name earns citations. Your category does not. The reach exists; it is pointed at the wrong questions.

Six prompt tests on ChatGPT and Google AI Overview, plus the worldwide citation footprint
ChatGPT Query Results
| Prompt Type | Query | Mentioned? | Who Was Cited |
|---|---|---|---|
| Branded | What is Frasers Hospitality and what serviced apartments do they offer in Singapore? | Yes | Accurate description of the group and four Singapore properties. 7 sources cited, 6 of them frasershospitality.com, 1 frasersproperty.com. |
| Competitor-Branded (diagnostic) | What is Far East Hospitality and what serviced residences do they offer in Singapore? | No | All 6 sources are fareasthospitality.com. Frasers is never offered as an alternative. Diagnostic only — excluded from scoring. |
| Category — corporate extended stay | What are the best serviced apartments in Singapore for a 2-month corporate work assignment? | Yes | Recommendation table leads with Shangri-La Apartments, Treetops, Great World Residences and PARKROYAL. Fraser Suites is cited as a source but sits outside the picks. |
| Category — family / Orchard | What are good family-friendly serviced apartments near Orchard Road in Singapore? | No | Pan Pacific, Shangri-La Apartments, Orchard Parksuites (Far East), Oakwood Studios and Ascott Orchard (both Ascott) are named. Zero Fraser properties. |
| Comparison | Compare Frasers Hospitality vs Ascott vs Far East Hospitality for serviced apartments in Singapore. | Yes | Frasers holds the first column and is described as premium and residential. 5 of 13 sources are frasershospitality.com. |
| Long-tail / transactional | Is Capri by Fraser China Square Singapore a good choice for a family stay? | Yes | Positive verdict, prospect referenced 4th. Answer is built on Booking.com, Tripadvisor and Agoda reviews, with 3 Fraser pages supplying facilities detail. |
Across 5 scored prompts (the competitor-branded prompt is diagnostic and excluded from the denominator), Frasers appears in 4. Every appearance happens in a prompt that already contains a Fraser name, or in a comparison the user framed around Frasers. The single miss is the only prompt with no brand name in it at all — the exact shape of question a relocating family or a mobility manager actually asks. With a sample of six retrievals this is a signal, not a trend, but the direction is consistent with the Singapore search data below: strong on brand, thin on category.
Google AI Overview Results
| Query Type | Query | AIO Triggered? | Prospect Rank | Top Results |
|---|---|---|---|---|
| Branded | What is Frasers Hospitality and what serviced apartments do they offer in Singapore? | Yes | #2 | AI Overview cites frasershospitality.com/en/about-us/milestones/ plus frasersproperty.com and giving.sg. Business Times and Instagram also cited. |
| Competitor-Branded (diagnostic) | What is Far East Hospitality and what serviced residences do they offer in Singapore? | Yes | Absent | fareasthospitality.com ranks #2. AI Overview cites businesstimes.com.sg, channelnewsasia.com, cozycozy.com, fareastservicedresidences.com.sg, villagehotels.asia. |
| Category — corporate extended stay | What are the best serviced apartments in Singapore for a 2-month corporate work assignment? | Yes | 3 of 4 named | AI Overview names Great World Residences, Pan Pacific Serviced Suites Beach Road, Fraser Suites Singapore and Oakwood Studios. Sources cited: stay.greatworld.com.sg, booking.com, aurealisgroup.com, metroresidences.com, thesqua.re — not frasershospitality.com. |
| Category — family / Orchard | What are good family-friendly serviced apartments near Orchard Road in Singapore? | No | #19 | discoverasr.com (#2), fareasthospitality.com (#20). No AI Overview triggered for this query. |
| Comparison | Frasers Hospitality vs Ascott vs Far East Hospitality Singapore serviced apartments | No | #3 | fareasthospitality.com (#1), discoverasr.com (#16). No AI Overview triggered. |
| Long-tail / transactional | Is Capri by Fraser China Square Singapore a good choice for a family stay? | Yes | #2 | AI Overview cites frasershospitality.com plus nytimes.com, tripadvisor.com, agoda.com, booking.com, traveloka.com and tiktok.com. |
Google's AI Overview triggered on 4 of the 6 queries tested and cited Frasers on 3 of them. Read the pattern rather than the count: on the two branded queries the AI Overview quotes frasershospitality.com directly. On the corporate extended-stay query it names Fraser Suites in the answer but sources that answer from booking sites and third-party guides instead of from Frasers' own pages — the brand is described by other people. On the family query, where Frasers sits at #19 organically, the answer belongs to Ascott at #2.
Citation Surface Analysis
| Platform | Presence | Strength | Notable |
|---|---|---|---|
| propertyguru.com.sg | Not measured | 229 AI mentions | The single most-cited source when AI answers 'serviced apartments Singapore'. A property portal, not an operator, owns the category answer. |
| youtube.com | Yes | 219 AI mentions | Frasers runs @FrasersHospitality. Top video 539,706 views but four years old; recent uploads draw 150–810 views. Subscriber count is not published in a machine-readable field. |
| booking.com | Yes | 180 AI mentions | 15,600 indexed results for Frasers properties. Already supplies the review evidence AI used in the Capri by Fraser answer. |
| reddit.com | Thin | 160 AI mentions | 3,130 indexed results, but the top results discuss Frasers Property — the parent real-estate and REIT business — rather than the hospitality brand. |
| agoda.com | Yes | 144 AI mentions | 16,800 indexed results, including an Agoda–Frasers Hospitality partnership page. |
| tripadvisor.com.sg | Yes | 115 AI mentions | 102,000 indexed results across Fraser Suites Singapore, Capri by Fraser China Square and Fraser Place Central Seoul review pages. The strongest third-party surface Frasers owns. |
| instagram.com / facebook.com | Yes | 131 / 157 AI mentions | 918,000 and 3,840,000 indexed results, but split across @frasershospitality, a separate @frasers_indonesia handle and regional Facebook mirror pages — the signal is fragmented across entities. |
| coliwoo.com | Competitor | 131 AI mentions | A Singapore co-living operator, far smaller than Frasers, is cited more often than any serviced-apartment brand in category answers. |
| businesstimes.com.sg | Yes | 56,400 indexed results | Regular coverage of Frasers Hospitality expansion and the listed Frasers Hospitality Trust. Cited by Google's AI Overview on the branded query. |
The first eight rows are the domains AI actually cites when someone asks about serviced apartments in Singapore, ranked by citation volume. Frasers has a presence on six of them — the citation surface is not the problem. The problem is what those citations are attached to. Frasers' Tripadvisor, Agoda and Booking footprints carry individual property reviews, so AI reaches for them to answer 'is this hotel good?', never 'which operator should I choose?'. Meanwhile the highest-cited source in the category is a property portal, and a co-living operator a fraction of Frasers' size is cited more often than any serviced-apartment brand.

Your 100-Property Locations Directory Declares Itself a Copy of the Homepage
Rendering, crawl access, page signals and structured data across the crawled templates
Rendering, Crawl Access and Delivery Speed
CriticalThe good news first: bots can read you. Every Fraser template we crawled returned its content server-rendered, on Adobe Experience Manager behind Azure Front Door. Language targeting is genuinely strong for a worldwide brand — the homepage declares 10 language alternates (English, German, Arabic, Korean, Japanese, Indonesian, French, Chinese and Hong Kong Chinese, plus a default), which is the single best-built thing on the site and directly serves the multi-market goal.
Then two things undo it. The global locations directory — the doorway to over 100 properties in 20+ countries — carries a canonical tag pointing at the homepage: https://www.frasershospitality.com/en/, byte-identical to the homepage's own canonical. That instructs every search and AI crawler to treat your entire property directory as a duplicate and index the homepage instead. It is a one-line fix with disproportionate consequences.
And the homepage is slow where it counts. FCP 1.6s is fine. LCP 5.9s is not — the main image takes nearly six seconds, against a 2.5s threshold. CLS 1.33 is the worst number in this audit: the layout shifts more than thirteen times the 0.1 threshold while loading, and the root document alone takes 970ms to respond. Overall performance scores 35 of 100 against 53 for Ascott and 75 for Far East.

Content Hierarchy: Two of Four Templates Ship Without a Main Heading
HighAn AI assistant reads a page the way a skim-reader does — headings first, body second. Two of the four Fraser templates we crawled give it nothing to skim. The locations listing and the Capri by Fraser brand page carry zero H1 headings. The homepage carries two — “Our Latest Properties” and “TALES OF WANDER” — neither of which states what the company is or what it sells. Only the property page names itself properly: “Experience Timeless Elegance at Fraser Suites Singapore”.
Below that, the sub-heading layer is nearly empty: 2 to 5 H2s per template, of which one is always the newsletter sign-up and one is always the destinations footer. Far East runs the opposite failure — 100+ H2s per page, almost all of them navigation chrome reading “Hotels” and “City”, and an H1 that says “Book Now” on every single page. Neither site is giving machines a clean outline. Frasers is closer to getting it right and is failing at fewer places, which makes this the cheapest structural win on the list.
One more implementation detail: the Capri by Fraser brand page ships without an Open Graph image, so anything shared from it — including by AI assistants that render link previews — renders blank.
| Template | H1 count | H2 count | Title tag | Meta description | Visible breadcrumbs | <main> element |
|---|---|---|---|---|---|---|
| Frasers — Homepage | 2 | 3 | Present | Present | No | No |

Structured Data: The Property Template Is Well Built and the Other Three Inherit Nothing From It
MediumThis is where Frasers is quietly ahead. The Fraser Suites Singapore page carries six typed markup blocks — Hotel, Product, AggregateRating, PostalAddress, GeoCoordinates and ContactPoint. That is a properly described hotel entity, and it is more than Far East's crawled pages carry on any template: four of Far East's five crawled pages returned no structured-data block at all, and the fifth carried one block that declared no recognised type.
The problem is that none of it propagates. The homepage, the locations listing and the brand page each carry exactly two blocks — AggregateRating and CreativeWorkSeries — and CreativeWorkSeries describes a book or a film series, not a hospitality group. There is no Organization block declaring who Frasers Hospitality is, no site-level WebSite block, and no breadcrumb markup on any template despite three of the four rendering visible breadcrumbs on screen. When an assistant tries to establish what this company is, the machine-readable answer on your own homepage is a rating and a creative-work series.
And the property page displays a “Frequently Asked Questions” section as visible text without any FAQ markup wrapping it — answers already written, not yet declared. That one is covered in the content section as an opportunity rather than a defect.

Every Fraser Template Is Thinner Than Its Singapore Rival — 3.6x on Property Pages
Content depth and structured-answer coverage across crawled templates
Content Volume Gap Across Every Template
HighOn the four templates crawled, Frasers runs between 827 and 1,907 words per page. Far East runs 3,714 to 6,901. The property page — the page a buyer actually lands on — is 3.6 times thinner than Far East's equivalent. The locations directory is 7 times thinner. When an assistant has to choose which operator page to quote for a Singapore stay question, it has roughly a seventh as much Fraser text to work with.
An honest caveat, because it matters for how you fix this: a meaningful share of Far East's word count is navigation. Their pages carry 471–543 internal links against Frasers' 109–198, and their heading layer is full of repeated “Hotels” and “City” menu labels. The true editorial gap is narrower than the raw ratio suggests. But the direction holds on every single template, and no amount of navigation explains a 827-word page fronting a hundred-property portfolio.
On the images — they are an asset, not a liability. Frasers runs 58 to 86 images per page and those drive Google Images, Discover and visual results, which matter enormously for a hospitality brand. The issue is the ratio: 86 images against 1,743 words on the homepage means the visual story is carrying weight the text is not. Images need surrounding text — captions, alt text, heading context — to tell a machine what they are showing.
| Template | Words | Characters | Images | H2 count | Internal links | Words per image |
|---|---|---|---|---|---|---|
| Frasers — Homepage | 1,743 | 11,270 | 86 | 3 | 166 | 20 |
| Frasers — Locations listing | 827 | 5,427 | 58 | 2 | 146 | 14 |
| Frasers — Property | 1,907 | 12,141 | 81 | 5 | 198 | 24 |
| Frasers — Brand | 1,185 | 7,448 | 63 | 3 | 109 | 19 |

| Ascott (discoverasr.com): page-level depth not measurable — pages returned a browser-verification challenge to our crawler. | ||||||
First-Mover Opportunity: The Answers Are Already Written, Just Not Declared
Bright SpotThree of the four Fraser templates already render question-and-answer text on the page, and the Fraser Suites property page runs a proper “Frequently Asked Questions” heading over it. The text exists. What it lacks is the machine-readable wrapper that lets an assistant lift an answer and attribute it to you — and none of the three operators in this audit has that wrapper on any crawled page. Far East's property page renders FAQ text with the same omission. Ascott's pages could not be measured.
That is an unusually clean first-mover position: the category's answer layer is unclaimed, and Frasers is the only one of the three already carrying hotel-level typed markup to hang it on. The same logic extends to the two nav items that map directly onto the questions AI was asked in our category tests — Extended Stay and Business Travel. Those are the two prompts where Frasers was either outside the recommendation table or absent entirely. The demand is documented; the answer pages behind those links run 827 to 1,907 words.

Number 2 for “Luxury Serviced Apartments”, Number 19 for “Serviced Apartments”
Where the brand wins, where the category wins, and what that means outside Singapore
The Qualifier Decides Whether You Appear
CriticalWe ran a signal test on the three core category terms in the Singapore market. The pattern is unusually clean:
Add a premium qualifier and Frasers wins. “Luxury serviced apartments Singapore” puts frasershospitality.com at #2, the top-ranked operator on the page. Remove the qualifier and Frasers disappears. “Serviced apartments Singapore” — the head term, the phrase a relocating employee actually types — puts Frasers at #19, behind Booking.com, Far East Hospitality, Wego, a co-living operator, a government agency and PropertyGuru. Ascott sits at #16 on that query — and at #2 on the family-and-Orchard variant we tested, where Frasers is again at #19.
The middle term, “extended stay apartments Singapore”, puts Frasers at #6 — present but below Great World, Dash and Pan Pacific. This is the same shape as the AI results: when the question contains a signal that points at Frasers, Frasers appears. When it is a plain category question, the answer belongs to aggregators and to the two rivals. Three queries is a diagnostic signal, not a census — but it agrees with every other dataset in this audit.
| Category query (Singapore) | Frasers rank | Who holds the top of the page |
|---|---|---|
| Frasers vs Ascott vs Far East (comparison) | #3 | fareasthospitality.com (#1) outranks Frasers on Frasers' own comparison query; discoverasr.com (#16) |
Branded Demand Carries the Business — in Singapore and Worldwide
HighAcross the 150 highest-traffic keywords in the Singapore market, 92% of Frasers' estimated visits come from branded searches — people typing “Capri by Fraser China Square”, “Fraser Suites River Valley”, “Fraser Residence Orchard”. Far East's equivalent figure is 42%. Ascott's is 73%. Frasers is the most brand-dependent of the three by a wide margin, which means the business is being fed almost entirely by people who already know the name.
This is the answer to the worldwide question. Search data here is Singapore-scoped, so we tested the pattern globally a different way: frasershospitality.com is cited in 3,782 AI answers across markets and languages — a real asset most brands in this category do not have. We read the 100 highest-volume of those answers. They span the UK (34), the US (20), Australia (8), Saudi Arabia (6), Singapore (6), Bahrain, Malaysia, Indonesia, India and Germany, in ten languages. Twenty-three are searches for a Fraser name. The other 77 are destination and tourism questions — “riyadh”, “things to do in Glasgow”, “canary wharf in london”, “expats in bahrain”. Not one of those 77 is a question about where to stay. The citation footprint is worldwide and real; the questions it attaches to are not buying questions, in any market.
| Signal | frasershospitality.com | discoverasr.com | fareasthospitality.com |
|---|---|---|---|
| Branded share of estimated visits (top 150 keywords, SG) | 92% | 73% | 42% |
| Branded keywords in the top-150 set | 112 of 150 | 91 of 150 | 94 of 150 |
| Strongest non-branded traffic driver | “furnished apartments singapore” — #1, 8,100 monthly searches | “robertson hotel singapore” — #2 | “hotel” — #6, 1,220,000 monthly searches |
| Total estimated monthly organic visits (SG) | 59,781 | 221,465 | 288,435 |
The Rivals' Keyword Moat Is Built on Terms Frasers Holds No Position For
CriticalAscott ranks for 4,295 keywords in Singapore and Far East for 3,045, against Frasers' 1,290 — 3.3x and 2.4x respectively. But the traffic gap is wider than the keyword gap, and the reason is instructive. Far East pulls an estimated 288,435 monthly visits to Frasers' 59,781 — 4.8x — and a large part of that comes from a single generic term: “hotel”, 1,220,000 monthly searches, where Far East holds positions 6 and 10 with two different pages, plus position 11 for the plural. Frasers does not appear for that term anywhere in its 150 highest-traffic keywords.
Ascott's moat is different and closer to home: it is built on brand-name terms for sub-brands most travellers treat as generic — lyf Bugis, Citadines Rochor, Somerset, Oakwood. Ascott has turned a portfolio of brand names into a keyword estate. Frasers has five brands — Fraser Suites, Fraser Residence, Fraser Place, Capri by Fraser, Modena by Fraser — and the same structural opportunity, but the brand pages backing them run 1,185 words with no main heading.
| Metric (Singapore market) | frasershospitality.com | discoverasr.com | fareasthospitality.com |
|---|---|---|---|
| Ranked keywords | 1,290 | 4,295 | 3,045 |
| Keywords at #1 | 202 | 714 | 64 |
| Keywords at #2–3 | 101 | 322 | 278 |
| Keywords at #4–10 | 272 | 784 | 496 |
| Est. monthly organic visits | 59,781 | 221,465 | 288,435 |
| Visits per ranked keyword | 46 | 52 | 95 |
Bright Spots: Where the Leverage Already Sits
Bright SpotFour things in this dataset are genuinely strong, and every recommendation in the roadmap is built on them rather than on a rebuild.
You out-rank both rivals at the very top. 202 keywords at position #1 in Singapore, against Far East's 64. Frasers holds more #1 positions than the operator pulling 4.8x its traffic. 101 keywords sit at #2–3 — one step from the top of the page, and the cheapest ranking movement available anywhere in this audit.
You already own a non-branded head term. “Furnished apartments Singapore”, 8,100 monthly searches, ranks #1 — proof that Fraser pages can win a category term when the page is built for it. It is currently the only such term in the top-150 set, which makes it a template rather than an exception. And 3,782 AI answers worldwide already cite your domain — the machines trust the source. Nobody in this category has to earn that from zero; Frasers has to redirect it.
| Asset | Measured value | Why it is leverage |
|---|---|---|
| Keywords at position #1 (SG) | 202 | 3.2x Far East's 64, despite one-fifth of the traffic — the authority is real, the coverage is narrow |
| Keywords at positions #2–3 (SG) | 101 | One position from the top of the page; the fastest measurable movement available |
| “furnished apartments singapore” | #1, 8,100/mo | A non-branded category head term already won — a working template for the rest |
| AI answers citing the domain | 3,782 worldwide | Machine trust in the source is established across 10 markets and 10 languages |
| Language alternates on the homepage | 10 | The multi-market plumbing a worldwide brand needs is already built and correct |
| Property-page typed markup | 6 blocks | Best-in-set among the crawlable domains; a pattern to copy across three other templates |
Roadmap: From 59 to 75 in Six Months, Starting With a One-Line Fix
Three horizons, sequenced by effort against measurable impact
Site Readiness Score
LLM Visibility Score
Horizon 1: Infrastructure (0–30 days)
+1.2 to +1.8 Site Readiness
Close “Rendering, Crawl Access and Delivery Speed” (Section 04) — starting with the locations-directory canonical, a single line that currently hides a hundred-property directory behind the homepage
Close “Content Hierarchy” (Section 04) — main headings on the two templates shipping without one, a descriptive heading on the homepage, sub-heading structure across all four
Extend the property template's typed markup (Section 04, “Structured Data”) to the homepage, locations and brand templates, and add the entity- and site-level blocks all four currently lack
Claim the answer layer identified in “First-Mover Opportunity” (Section 05) — the text is written, the wrapper is not, and no competitor has it either
Attack the homepage delivery numbers named in Section 04: LCP and the layout-shift figure, which is the worst single metric in this audit
Horizon 2: Content (30–90 days)
+1.0 to +1.5 Site Readiness, +0.4 to +0.8 AI Visibility
Close the “Content Volume Gap” (Section 05) on the locations and brand templates first — the two thinnest pages fronting the largest portfolios
Build the page types nobody in the category owns (Section 03) — the editorial hub and the general help layer, where Far East is currently the only operator with anything at all
Give the Extended Stay and Business Travel entry points the depth their navigation promises, against the two category prompts where Frasers was outside the recommendation table (Section 02)
Replicate the “furnished apartments singapore” pattern named in Section 06 Bright Spots across the category terms where the qualifier currently decides visibility
Horizon 3: Authority (3–6 months)
+0.6 to +1.2 AI Visibility
Redirect the citation surface mapped in Section 02 — Tripadvisor, Agoda, Booking and Business Times already carry Frasers, but attached to property reviews rather than category answers
Contest the ten domains that own category citations (Section 02) — a property portal and a co-living operator currently rank above every serviced-apartment brand
Consolidate the fragmented social entities named in Section 02 so the brand resolves to one entity rather than several regional handles
Roll the Singapore template out to the next two markets by AI-citation volume from the worldwide sample in Section 06 — the UK and the US, which together account for 54 of the 100 highest-volume answers citing the domain
